This residence sits on the edge of Sydney’s Rose Bay, basking in uninterrupted views of the Sydney Harbour Bridge, Shark Island, and Clark Island.
It’s one of Sydney’s most prestigious properties – the existing residence, ‘Villa Florida’, was built in 1928.
The current owners vision? To rejuvinate and transform a once tired building into a multi-tiered residential masterpiece.
The most desirable properties often face unusual challenges during redevelopment, and Rose Bay was no exception.
The strip of waterfront land fronting the home is classed as having Aboriginal heritage significance, which required careful management during construction.
We also needed to receive development approval before the Woollahra council amended their floor space ratio (FSR) controls – the change from floorplate to FSR could have negatively impacted the size of the new residence.
Finally, we also had to conduct an extensive view analysis that ensured the outlooks of neighbouring properties weren’t impacted.
The redevelopment solution for Rose Bay adeptly harmonises heritage preservation, regulatory foresight, and community integration, culminating in a forthcoming 2024 handover of a luxurious residence where past and future coalesce.
At the time of writing, Rose Bay is still undergoing construction. Handover is projected to occur during 2025.
