A Palatial Home, Reborn

Tivoli Avenue sits on the edge of Sydney’s Rose Bay, basking in uninterrupted views of the Sydney Harbour Bridge, Shark Island, and Clark Island.

It’s one of Sydney’s most prestigious properties – the existing residence, ‘Villa Florida’, was built in 1928.  

But the current owners wanted to create a more modern home that better matched the property’s dress circle location:

A multi-tiered residence and garden featuring spaces like a golf simulator, a sauna, a bar, and an indoor gym.

The Challenges

The most desirable properties often face unusual challenges during redevelopment, and Tivoli Avenue was no exception.

The strip of waterfront land fronting the home is classed as having Aboriginal heritage significance, which required careful management during construction.

We also needed to receive development approval before the Woollahra council amended their floor space ratio (FSR) controls – the change from floorplate to FSR could have negatively impacted the size of the new residence.

Finally, we also had to conduct an extensive view analysis that ensured the outlooks of neighbouring properties weren’t impacted.

The Solutions

The redevelopment solution for Tivoli Avenue adeptly harmonises heritage preservation, regulatory foresight, and community integration, culminating in a forthcoming 2024 handover of a luxurious residence where past and future coalesce.

The Outcomes

At the time of writing, Tivoli Avenue is still undergoing construction. Handover is projected to occur during 2024.
