Ibis Hotel & Retail - Accor

The project services included overall responsibility for construction of the Ibis Hotel and Retail Complex, King Street Wharf.  Situated at the corner of Erskine, Shelley and Sussex Street, Accor Asia Pacific purchased the site in 2006 from the precinct developer, Multiplex. The site was also bounded by the northbound lanes of the Western Distributor.

Project management of new 91 bed Ibis Hotel and retail complex from concept design through to construction completion and FF&E installation, including management of all approvals, tendering, construction and extensive liaison with adjoining property owners and consent authorities.

The Challenges

The role included design management of multiple consultant team (over 24 consultants), management of complex property and legal issues relating to the development with multiple stakeholders (Sydney City Council, adjoining property owners, Maritime NSW, RMS, Energy Australia).  Specific issues of concern were related to limited site access and restricted construction space due to its location and adjoining the Western Distributor flyover. 

 

 

The Solutions

Ongoing and regular stakeholder meetings were held to address the concerns in relation to the location and main roads. Careful consideration and changes to development plans were made to adhere to the complex requirements of the various stakeholder groups.

The Outcomes

The project successfully delivered the contemporary hotel featuring 91 compact rooms that have the essentials for a city stay. The hotel also features an onsite car park, fitness centre and Lot 51 – a bar area optimised each morning with a cafe style breakfast and barista styled coffee which then evolves to an intimate lounge serving craft beers and wines.
